RENTAL CRITERIA

FINDING YOUR WAY HOME

Finding the right home should feel straightforward. That's why, we want you to know exactoy what to expect before you apply. Our screening process is designed to be thorough, consistent, and fair, with the goal of helping qualified applicants move through the process as smoothly as possible.
 

When a complete application is submitted with all required documents, processing typically takes 24 to 72 hours, depending on application volume and the time of month. To help avoid delays, please make sure all information is accurate and all required documents are uploaded at the time of submission. Screening criteria are applied consistently to all applicants, in accordance with fair housing requirements and applicable law.

WHAT WE LOOK FOR IN AN APPLICATION

A Valid Social Security Number

A valid Social Security number is required for all applicants 18 years of age or older who will be residing in the home. This allows us to complete the identity verification and background screening process accurately.

Credit History

Credit is reviewed as part of the overall application, but approval decisions are not based on credit score alone. We consider the full background profile, including credit history, rental history, and payment patterns.

Applicants should have no evictions within the past 10 years and no outstanding judgments related to landlords, apartment communities, or utility providers. Credit, eviction history, and rental history are commonly reviewed elements in tenant screening across the rental industry.

Moving Day
Criminal History

Criminal background information is reviewed as part of the application process. At this time, applicants should have no felony convictions within the past 10 years. Because criminal-history policies can be sensitive from a fair-housing perspective, screening criteria should always be applied consistently and in compliance with applicable law.

Payment History

Applications should not reflect a consistent pattern of 30-, 60-, or 90-day late payments. Payment history helps us evaluate overall financial reliability and is considered along with the rest of the application file.

Proof of Income

Combined gross household income must be at least three times the monthly rent. Applicants are required to submit two months of current pay stubs with the application. Income verification at 3x monthly rent is a widely used standard among rental operators and large property management firms.

Rental History

A verifiable rental history is required. Please provide a valid phone number and email address for your current landlord. In some cases, we may also ask you to sign a rental verification form so we can confirm payment history, lease compliance, and prior tenancy details. Rental history and landlord references are standard parts of tenant screening.

Additional Information

Meeting the rental criteria does not guarantee approval, and incomplete or inaccurate applications may delay processing. Requirements may vary by property, and all applications are reviewed in accordance with applicable fair housing laws.

Security Deposit Information

Security deposits for residential rentals in North Carolina are governed by state law. To learn more about allowable deposit amounts, permitted uses, and accounting requirements, please review the North Carolina Tenant Security Deposit Act.
